Save Your Hardwood Flooring!

 

You have a couple of choices to protect your hardwood flooring before it has to be sanded down or replaced.

The first choice is you can have it cleaned and re-coated.

The second choice is you can have it lightly sanded and re-coated.

If your hardwood flooring is in good condition then it only needs to be cleaned and re-coated.

If your hardwood flooring has wear patterns, scratches, and claw marks then your floor needs to be lightly sanded and re-coated.

If your hardwood flooring is becoming dark and losing its luster then it has acrylic wax built up on it. Acrylic wax comes from household cleaners. The acrylic wax needs to be removed before it becomes un-repairable.

 

Clean and Re-Coat Procedure

I sweep the hardwood flooring to remove loose debris.

Once swept, the previous cleaning chemical is removed with the proper cleaning solution and a 175 buffing machine.

Then the hardwood flooring is rinsed and neutralized.

Once your hardwood floor is completely cleaned a Hardwood flooring Refinisher is applied with a microfiber applicator.

Hardwood Flooring Refinisher will revitalize your flooring.

This gives your hardwood flooring a coat of gloss that makes it shine.

It also protects your floor from wear and tear.

To protect your hardwood you need to have the previous cleaner stripped off, floor neutralized, and re-coated every 2 to 5 years.

Take Note: For the re-coating to dry properly the dehumidifier in your heating and cooling system needs to be on.

 

Clean, Lightly Sand, and Re-Coat Procedure.

The cleaning part is the same as above.

Once your floor is cleaned it will need to be lightly sanded with a 200 grit screen.

The wood floor is then cleaned to remove sanding dust.

Once it's dry a bonding agent is applied to the hardwood flooring.

And finally, a coat of water based finish is applied.

If your hardwood floor is becoming damaged with wear patterns, and scratches, then it will need to be lightly sanded and re-coated every 5 years.

Take Note: For the re-coating to dry properly the dehumidifier in your heating and cooling system needs to be on.

 

Acrylic Wax Removal.

Before we start, your hardwood flooring needs to be tested for acrylic wax.

If the test proves positive, the acrylic wax needs to be removed with the proper solution.

Take Note: in rare instances the acrylic polish dissolver may have adverse appearance issues. In these cases your hardwood floor will need to be completely sanded and recoated.

My Carpet Cleaning Process

First I pre-vacuum your carpet, then apply an environmentally safe cleaning agent (Green Clean) to your carpet and gently agitate it (this breaks the soil free from your carpet). I let the Green cleaning agent work its magic for a couple of minutes, then I deep clean your carpet with hot water extraction/Steam Clean.

Plus I rinse out every black spot and stain from it.

I pay special attention to your high traffic areas by thoroughly agitating it and rinsing them out.

And finally, turn your ceiling fans on to create air flow, this speeds up the dry time, (your carpet should be dry within eight to twenty four hours). I bring your carpet back to life.

And before I go, I make sure everything is to your satisfaction.

Stain Removal

I specialize in black spot and stain removal. Most black spots can be removed. They usually come from some type of sticky residue left behind from a spill, dirt sticks to the spill and it turns black. Have no fear because I can remove most of them.

Color stains on the other hand are trickier to remove. Red stains, blue stains, yellow stains, and orange stains can be removed but you have to act fast before they become permanent.

I use the best stain removers on the market, made by the most reputable companies in our market. They will either remove the stain completely or lighten it up. But there is no guarantee the stain will disappear. I highly recommend that you do not use any chemicals yourself on the stain. Because if you do, you run the risk of setting it, and making it become permanent. Call me instead.

Newer stains are easier to remove. Older stains are harder to remove. The sooner you remove them the better off you will be. So hurry and give me a call and I will come out immediately for you.

Pet Stain and Odor Removal

Urine, Vomit, Feces, and more

To remove urine stains I use Urine Stain Remover made by Bridgepoint. It uses surfactants to penetrate deeply into the fibers delivering a potent shot of peroxide that removes stains caused by urine, vomit, blood, and other organic stains. It also contains the odor encapsulating and bonding power of Bridgepoint systems Hydrocide. As it neutralizes and eliminates the urine stain, it also neutralizes the odor. If Urine Stain Remover doesn't get it out, it's not coming out.

For heavy pet urine stains, the best thing to do is pull back your carpet, remove the infected padding, seal the subfloor with kilz, and replace it with new carpet padding. Once it's replaced with new padding - reinstall the carpet - then deep clean it using an urine and odor eliminator. Bam, now your carpet smells fresh again.

Pet Odor Removal I use Hydrocide Odor Exterminator made by Bridge Point. It removes odors from urine, vomit, decayed organic matter, sour smells, feces, skunk, musty mildew odors, and much more.

To remove odor from your carpet, first vacuum the carpet thoroughly, then evenly apply odor eliminator so it can penetrate the carpet fibers. Let the odor eliminator work it's magic for 10 minutes. Once the odor eliminator has done it's job I rinse it out using a powerful carpet extractor.

Keep in mind odor may be hiding in the padding.
